TERMS AND CONDITIONS

By placing a booking with Orme Tram View, you agree to the following terms and conditions. Please read them carefully as they constitute a legally binding agreement between the property owner and the guest(s).

01. booking and payment

  • A valid booking is confirmed only upon receipt of payment as outlined during the booking process.

  • A full payment is required to secure your reservation. Failure to pay may result in cancellation without notice.

  • All bookings must be made by persons aged 21 or over.

  • All bookings are subject to availability and our acceptance.

  • A £50 surcharge applies per stay if bringing a dog(s). This must be declared during booking

02. Check-In / Check-Out

  • Check-in is available from 4:00 PM on the day of arrival.

  • Check-out is by 10:00 AM on the day of departure.

  • Early check-in or Late check-out without prior agreement may incur additional charges.

  • Guests must follow the check-out checklist provided in the property and online.

    Check-Out Instructions, before leaving the property, we kindly ask you to:

  • Please leave the house as you generally found it.

  • If you used dishes, please wash them and put them away prior to leaving.

  • Turn the heating off before leaving.

  • Don’t forget to check all rooms for your things and please take any food with you (opened or unopened).

  • Please remove rubbish from the property.

  • Leave any used towels in a pile on the bathroom floor.

  • Lock all doors and windows.

  • Return the key to the key safe.

  • Please strip the beds that were used and place the bedding in the basket found on the first floor.

    Failure to follow these instructions may result in additional cleaning fees.

03. Security & Damages

  • By booking, guests agree they are liable for any damages caused during their stay.

  • We reserve the right to charge the lead guest for any damage or missing items.

  • You must report any damages or breakages before check-out.

04. Occupancy and Guest Responsibility

  • The property accommodates a maximum of 11 guests. Exceeding this limit may result in termination of the booking.

  • The property must not be used for parties, commercial use, or illegal activity.

  • Only registered guests are permitted at the house. Please notify us in advance of any additional visitors.

  • The lead guest is responsible for the conduct of all persons in their party and for any damage or loss caused.

05. Damage & Liability

  • Guests are liable for any damage to the property beyond normal wear and tear.

  • Any excessive damage, theft, or the need for deep cleaning will be charged to the guest. This includes stained furnishings, broken fixtures, and lost keys.

  • By confirming your booking, you agree to cover any repair or replacement costs incurred.

06. Pets

  • A maximum of 2 dogs are permitted per stay, subject to approval.

  • We welcome well-behaved dogs under 50 lbs. Unfortunately, we cannot accommodate breeds that are on the banned breed list

  • A £50 per stay charge applies for dogs, which will be added during the booking process.

  • Pets are not allowed on any furniture, including beds, sofas, and chairs. Please bring your own pet bedding.

  • Pets must not be left unattended inside the property, under any circumstances.

  • To ensure a peaceful environment for all guests, please make sure your pet does not cause excessive noise.

  • Please pick up after your pet and dispose of waste properly. Waste disposal area is provided in the drive.

  • Cats are not permitted to stay at the house.

  • Proof of flea treatment and vaccinations may be requested before or during your stay.

  • Pets are not permitted upstairs under any circumstances.

07. No Smoking Policy

  • Smoking or vaping is strictly prohibited inside the property. This includes e-cigarettes and cannabis.

  • Smoking is only permitted in designated outdoor areas. A deep-cleaning fee will be charged if this rule is violated.

08. House Rules

Check-In & Check-Out:

  • Check-in is from 4:00 PM

  • Check-out is by 10:00 AM

    General Rules:

  • No smoking or vaping anywhere inside the property.

  • No parties or events.

  • Only guests included in the booking are permitted to stay overnight.

  • Please respect our neighbours and keep noise to a minimum, especially after 10:00 PM.

    Pets:

  • Pets are only allowed if they have been approved at the time of booking.

  • A pet fee of £50 per stay applies.

  • Pets are not allowed on beds or soft furnishings.

  • Please clean up after your pet and dispose of waste in the outside bin.

  • Do not leave pets unattended in the property.

    Cleanliness:

  • Please leave the house as you found it.

  • Wash up any used dishes before departure.

  • Any major spillages or damage must be reported immediately.

    Bins & Recycling:

  • Please use the correct bins for general waste and recycling.

  • Bin collection days will be provided in the welcome information.

    Damages & Breakages:

  • Guests are liable for any significant damage caused during their stay.

  • We reserve the right to charge for repairs or replacements if necessary.

    Security:

  • Ensure all windows and doors are locked when leaving the property.

  • Do not share key safe codes with anyone outside your party.

    Safety:

  • A first aid kit and fire extinguisher are available in the kitchen.

09. Force Majeure

  • We shall not be liable for any failure to perform our obligations due to events beyond our control, including but not limited to natural disasters, pandemics, or government restrictions.

10. Liability

  • We accept no responsibility for loss, theft, or damage to your personal belongings.

  • The lead booker accepts full responsibility for all guests included in the booking.

11. Accessibility

  • Orme Tram View is a three-storey Grade II listed home. Due to its layout, it may not be suitable for guests with mobility issues.

12. Insurance

  • Guests are strongly advised to purchase comprehensive travel insurance to cover potential cancellations, medical expenses, and personal belongings.

13. Data Protection and Privacy

  • We collect and process personal data in accordance with the UK General Data Protection Regulation (UK GDPR). For more information, please refer to our Privacy Policy.

14. Right of Entry

  • We reserve the right to enter the property at reasonable times for inspection, maintenance, or emergencies, with prior notice to guests when possible.

15. Prohibited Activities

  • The property shall not be used for any illegal, immoral, or commercial activities.

16. Guest Conduct and Noise

  • Guests are expected to behave responsibly and respect the peace of the neighborhood. Excessive noise or disruptive behavior may result in termination of the booking without refund.

17. Lost Property

  • Items left behind will be kept for 14 days. Return postage costs are the responsibility of the guest.

12. Acceptance of Terms

  • By confirming your booking, you agree to abide by all terms and conditions stated. Failure to comply may result in immediate termination of your stay without refund and additional charges for damages, if applicable.

  • Failure to comply with any of the terms and conditions outlined above, including house rules, pet policies, or check-out requirements, may result in immediate eviction from the property without refund. We reserve the right to take appropriate legal action or seek compensation for any damages or losses incurred.

  • These Terms & Conditions shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
